    The screen your desk opens every morning

    Tophat replaces the spreadsheet, the shared drive and the group text that most brokerages actually run on.

    It opens with what needs you rather than a wall of vanity numbers: what is already late, what is due inside the week, and whose name is on each one.

    What one building actually holds

    Rent roll, comparables, photographs, and a valuation by three methods.

    Every figure carries the arithmetic that produced it, including the values before rounding. A disputed number is settled by reading the trace rather than by relitigating it.

    What rolls over, and when

    Expiry exposure by window, weighted average lease term, options reconciled, computed from the rent roll every time you look.

    Read the amber panel. One of forty-two lines has an end date and no rent, so it is counted nowhere and the software says so. A missing end date is not read as expiring today, and a missing rent is not read as zero.

    Listing is gated on the signed agreement. Socials are gated on flyer approval. A property cannot go live before the paperwork exists.

What happens after the tour
